What are floorplan services?

A home measurement service is just what it sounds like: Based on what you want, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a measurement service?

Disputing property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has recently completed a valuation on your property (after any updating that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A home measurement service can ensure that you're paid a fair price for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service performed by a certified appraiser (after any renovation that may have affected square footage).

Material for real estate professionals

To make certain that your client's home closes at a price that properly reflects market value, we recommend asking for a home measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for enticing potential buyers since they can view the layout and characteristics of the property before and after a walkthrough.
